There are a few options for kitchen extension including a side return extension, wrap around extension, rear and side extension which can be confusing, read on for explanations of each.

Rear Kitchen Extension

A rear extension is a simple add on to the end of the property, can usually give approximately another 5 metres to the home, many opt for large roof windows to let in natural light.

Side Return Extension

A single storey rear extension is most popular, as outlined above mostly used as a single story kitchen extension and are a great alternative to moving house when you want more room for your growing family. Single story extensions are usually calculated based per square metre, the average size of single storey extension is 4mx5m costing around £30,000 – depending on adds on such as plumbing, electricity, painting/decorating, VAT, and any relevant fees or permits.

If the ground floor will be for the kitchen extension, do you need space for a utility room or storage? Will the second storey used for an extra bathroom, bedroom, office? The function of each room can determine the end price – based on its requirements – i.e electricity, plumbing, window options.

If you’re adding an extra bedroom, you may not necessarily need a second bathroom installation, you could make one large bedroom, or a bedroom and a play room, or perhaps a walk in closet. The options are endless.
