Case Study: Conversion of a 2 bedroom top floor flat into 4 bedroom flat on Netherwood Road,  Shepherds Bush

Introduction

We had already refurbished the lower flat in this Victorian building in Shepherds Bush in 2001 and then started the work on this extension and modernisation in 2022. We had originally been asked just to refurbish the property but when we visited we saw to possibility of extending into the loft.

The client wanted the rental property to be modernised and to maximise her yield and the overall value of the flat.

Having explored the possibility of using the loft we researched similar properties on the street and with the help of a local architect drew up plans to do the extension.

What we delivered for our client

The work took approximately six months – nine months and involved virtually everything to be renewed with the exception of some external and party walls, part of the existing staircase and the lower floor.

Three new bathrooms, one of which was ensuite, complimented the four bedrooms, 2 receptions and an kitchen / diner. Retracting doors between the two reception rooms enable multi-use and privacy.

Some of the exterior brickwork had not had attention for many years so we needed to do a lot of repointing. The existing floors were not level so we have to undertake some extensive straightening work.

Problems

The existing water supply to flat was not powerful enough for a three bathroom property so we ended up installing a water mains boost pump, new boiler and cylinder.
